Answers to Common Septic System Questions

Q.  I have a cesspool and it is not working properly, can I fix it?

A.  No. To stay in accordance with Title V, if a cesspool is not compliant, it must be replaced with a Title V compliant septic system.

Q.  What is Title V?

A.  Title V is the Massachusetts environmental code for protection of public safety, health, welfare, and the environment. It mandates proper construction and maintenance of onsite septic disposal systems as well as appropriate means for the transport of septage.

Q.  What are some reasons my system would not pass Title V?

A. Your system may not pass if:

  • Sewer service is mandated by township
  • The septic tank requires pumping more then 4 times a year
  • The septic tank is constructed of metal
  • Sewerage is backing up into the house
  • The leach field is below water table

Q. What happens if my system fails?

A. If your system fails you have 2 years to repair it. However, if septage is visable, your local controlling authority can declare the system an emergency, which requires immediate repair.

Q.  How much does a septic system cost?

A.  There are many factors that go into the price of the septic system:

  • Water table
  • Quality of soil in area
  • Size of the system
  • Access to the area (tree removal, fencing, rocks)
  • If system needs a retaining wall
  • Depending if the system is a raised or gravity system.

Until a plan is drawn by an engineer, it is impossible to give an estimate on cost. The State of Massachusetts estimates the average system price ranging from $8,000-$25,000 +/- depending on the situation.

Q.  How long does it take to install a system?

A.  The average system normally takes 4-5 days to complete, depending on size, weather, and required inspections.

Q.  What is a perc test?

A.  A perc test is an evaluation of soils in different areas of your property, to find the best suitable location for the system.

Q.  Once I know that my system needs to be replaced what do I do?

A.  It varies by town. Some of the steps include:

  • An engineer is assigned to do a perc test with the towns Board of Health
  • Dig safe is called to have utilities marked out on property
  • Perc test is performed and septic plan is drawn up by engineer
  • Plan is submitted to town for approval
  • Once plan is approved an estimate is given on the cost to install the system
  • 2nd dig safe is called in
  • If the estimate is accepted the system is installed
  • The town Board of Health and Engineer inspects the system and signs off
  • Certificate of Compliance is issued
